Conditions: An existing daycare building that previously had 4 exits now has 3 exits (2 exits required)  based upon some remodeling work for the kitchen that closed off the corridor that connected  to the 4th exit. This creates a dead end corridor of 29 feet.  After conducting a means of  egress analysts all daycare rooms except one have their required exit directly to the  exterior. The calculated occupant load serving the corridor is less than 30, thus doesn¿t  require the corridor to be rated. However the design of the corridor has been attempted to be designed as a rated corridor with labeled door frames and closures.  It appears that the  doors are not labeled and would have not been required to be rated under the code of  record. Based upon current code the design of the means of egress, the corridor is not  required to be rated and, thus a non-rated  corridor can exit through the ¿young¿ or ¿old  ¿toddlers rooms per Section 1018.6 IBC eliminating the dead end corridor.

Facts: 1.Based upon the design of the means of egress system with all daycare rooms except one  having direct exit to the exterior the calculated occupant load of the corridor is less than 30.  Corridors are required to be rated if the calculated occupant load exceeds 30. All daycare  rooms are permitted to have one exit and those exits are exterior exits.
2.Additional exit signs and emergency lighting will be added directing occupants through the  intervening room.
3.Daycare center has monthly evacuation drills that will include exiting to exterior if not already in the drill. The daycare is supervised by adults that are familiar with the building means of  egress. 
4.The Building and Fire Departments have been consulted on the variance and their  responses are forthcoming. 
 
DEMONSTRATION OF UNDUE HARDSHIP OR HISTORICALLY SIGNIFICANT STRUCTURE:

Facts: The owner's undue hardship was a needed expansion of the kitchens food pantry area. The  owner believed it wasn¿t an issue based upon 3 exits would remain and only 2 exits are  required.
