Conditions: Automatic sprinkler protection will not be provided with the glass vestibule cube at the south  entrance.  The vestibules are entirely glass (exterior and interior walls, doors, and ceiling  lid).  The vestibule is included as part of the south lobby addition to the facility.

The project will include construction of a Level 3 lobby expansion on the south side of the  facility, and expansion of existing Level 3 concourse created by squaring off the north, east,  and west sides of the structure. The project will also update existing mechanical, electrical,  plumbing and technology systems, as well as completely renovate existing rest rooms and  concessions.  Additional scope includes a new exterior skin on the building, improved  vertical circulation, and installation of new fire protection systems.  The building includes A- 2, A-3, A-4, and B Occupancy uses.  The building is Type IA Construction. 
DEMONSTRATION THAT PUBLIC HEALTH, SAFETY, AND WELFARE ARE PROTECTED:

Facts: 1.  The vestibule will be used for pedestrian traffic only with no combustible fuel load.  The  lack of sprinkler protection will not be adverse to safety.
2.  Sprinkler protection will be provided at the lobby ceiling above the vestibule cube, as  required.
3.  Automatic sprinkler protection will be provided in the new additions, as well as the entire  existing building with the exception of the seating bowl.
4.  Identical variances have been granted previously, including 19-01-22, 19-07-20a, 16-08- 10, 16-07-25a, 15-11-11a, 15-04-15b, 14-06-11, and 13-10-60a.
DEMONSTRATION OF UNDUE HARDSHIP OR HISTORICALLY SIGNIFICANT STRUCTURE:
Imposition of the rule would result in an undue hardship (unusual difficulty)  because of physical limitations of the construction site or its utility services.
