Conditions: The new Facility, Approximately 71,000 sf in area will store Class IB, II, III-A and III-B materials in raw and finished materials.  These  raw materials will be mixed and processed within the  facility.  The facility will be classified as an H-2/H-3 facility with accessory B uses.  The  facility will be constructed of Type II-B construction and will be over the allowable area.
DEMONSTRATION THAT PUBLIC HEALTH, SAFETY, AND WELFARE ARE PROTECTED:

2= Applicant will undertake alternative actions in lieu of compliance with the rule to  ensure that granting of the variance will not be adverse to public health, safety, or  welfare.  Explain why alternative actions would be adequate (be specific).
Facts: 1. The building will be protected with sprinkler system designed for the material in use and  and in storage  in accordance with the 2014 Indiana Fire Code and NFPA 30.

2. The hydraulic calculations will include a 500 gpm hose allowance per NFPA 13  requirements.

3. The new office building and accessory use areas will be protected with a wet pipe sprinkler system design in accordance with NFPA 13.

4. The sprinkler system will provide the proper suppression to eliminate the need for rated  construction.

5. The  B Occupancy areas will be provided with a 1-hour separation.

6.  Maximum travel distances for the H- Occupancy classifications will not be exceeded.

7. Class IA liquids will not be utilized within the mixing room or stored in the facility.

Facts: The basic allowable area for H occupancies is very small. Flammable and combustible  liquids are located through out the facility as required by the nature of the final products.   Similar variances have been granted for this type of facility in the past (13-09-52).  breaking  the building up into 4 smaller buildings crates a hardship in the use of the building.  Rating the steel structure with fire proofing to classify it as a type I-A building makes clean up of the by- products of the manufacturing process difficult.
