Conditions: An existing agricultural barn two (2) stories in height, 5,686 square feet and Type VB  construction has been converted to an A-2 Occupancy wedding event facility. A Chapter 34  analyst was executed with passing scores.

Facts: 1. The building will be provided with a smoke and/or heat detection system throughout as  required by Chapter 34. 
2. A fire alarm system will be provided throughout with strobes and horns per Section 907 IBC  and NFPA 72. 
3. Two new exits will be provided one exit accessible at grade and the other by new enclosed stair, that exits directly to the exterior.
4. Structural evaluation report is provided.
5. Permanent restroom facilities have been provided.
6. A shunt trip will be provided to all power supply to DJ or live music areas to disconnect  power in the event of fire alarm actuation.

Facts: The owner's undue hardship involves the cost to sprinkler the building based upon the  location on this rural site.  In addition the owner has several planned wedding events and  would an dare competing for business from other barns that already have went through the  variance process.
