Conditions: | The project involves the conversion an existing 22,000 square foot single family residence that sits on 100 acres into event spaces with sleeping rooms for overnight rental by guests of the event spaces. The variance request is to permit a change of use of an existing building without complying with the rules for new construction or without evaluating the change of use using Chapter 34.
The homeowners have been unable to sell the home and are looking for other uses for the home. When they resided in the home they hosted numerous large events which lead them to this decision. The anticipated uses are indoor weddings and events for approximately 250 people, outdoor weddings and events for approximately 300 people, short term housing for approximately 30 people (typically to people attending an event on the weekend). All food and liquor will be catered. The event spaces are identified on the attached drawings. The residential areas of the home on the 1st and 2nd floors will be available to guests staying in the overnight rooms. The garages will be used to store tables and chairs, catering equipment, and other items needed for various events as well as to store miscellaneous equipment and supplies needed to maintain the property and grounds. Garages may be used for overnight guest parking if requested. The building will be classified as an A-2, A-3, R-1, S-1 Occupancy. The building is 2-stories and Type VB Construction. |

Facts: | 1. The proposed project has been reviewed with the local fire marshal, John Joseph. He has met with the owner, walked through the building, and they discussed the proposed uses.
2. A structural evaluation has been completed for the building for compliance with Ch 16, see attached structural review from the engineer. 3. Fire and life safety improvements will be made to the house, see attached additional variance information. 4. Accessibility improvements will be made house, see attached additional variance information. |
