Conditions: The proposed addition of 1,334 sq feet + existing building area of 144,272 sq ft will exceed  allowable area for Type IIB Construction due to lack of 60 feet of frontage adjoining a portion  of  the west side of the building. 
The project involves a Compressor Room addition of 1,334 square feet (29 x 36).  The  existing building is classified as F-1, S-1 and B Occupancies.  The facility provides seating  components for the automotive industry.  The building was originally constructed in 1988, with additions in 2001, 2013, 2015, and 2018.
DEMONSTRATION THAT PUBLIC HEALTH, SAFETY, AND WELFARE ARE PROTECTED:
1=Non-compliance with the rule will not be adverse to the public health, safety or w

2= Applicant will undertake alternative actions in lieu of compliance with the rule to  ensure that granting of the variance will not be adverse to public health, safety, or  welfare.  Explain why alternative actions would be adequate (be specific).
Facts: 1. The addition will be provided with automatic sprinkler protection.  The existing building is  protected throughout with an automatic sprinkler system.
2. The addition will add less than 1 percent area to the building.
3. The addition will be located more than 60 feet from the west property line.  An asphalt  vehicle drive lane will be maintained along the north end of the building - the building has  asphalt paving surrounding the building.
4. Similar variances were granted previously for additions to the building: 13-07-40b, 15-06- 59a, and 18-06-58.
DEMONSTRATION OF UNDUE HARDSHIP OR HISTORICALLY SIGNIFICANT STRUCTURE:
Imposition of the rule would result in an undue hardship (unusual difficulty)  because of physical limitations of the construction site or its utility services.
 
  Imposition of the rule would result in an undue hardship (unusual difficulty)  because of major operational problems in the use of the building or structure.
Y Imposition of the rule would result in an undue hardship (unusual difficulty)  because of excessive costs of additional or altered construction elements.
  Imposition of the rule would prevent the preservation of an  architecturally or a historically significant part of the building or structure
Facts: Hardship is the relative cost to construct a 4-hour structurally independent fire wall for the  small addition.

Conditions: Due to the proposed use of concrete block exterior wall construction for the 1,334 sq ft  addition that will match the existing exterior wall construction, the building envelope will not  meet prescriptive requirements of the Energy Code, nor pass Comcheck.

2. The addition will be a normally unoccupied equipment area - the energy usage in the  addition will be very minimal.

3. The same variance was granted previously for additions to the building: 13-07-40, 15-06- 59, and 18-06-58.
DEMONSTRATION OF UNDUE HARDSHIP OR HISTORICALLY SIGNIFICANT STRUCTURE:

Facts: Due to the need to have a hard durable surface on the interior of the exterior walls,  compliance would be achieved by the use of EIFS insulation on the exterior wall, or by using a hollow-cavity cmu wall with insulation within the cavity.   Given the negligible gain in energy  savings based upon the relatively small size of the addition, there is no benefit gained by the  additional cost.
